Terms and Conditions

Please read through our terms and conditions carefully before you submit your booking to us. These terms apply only to booking contracts made with us on-line or by phone. Your contract with the company will exist as soon as you have booking confirmation either in writing, electronically or verbally. This contract is made on the terms and conditions which are governed by English Law and subject to the jurisdiction of English Courts.

  1. All visitors must report to reception on arrival.
  2. We accept payment with recognised debit/credit card (Visa, Master-card and Maestro) we do not accept American Express.
  3. Bookings can be made online or by telephone.
  4. Please check all details given are correct when making your booking.
  5. We do not accept provisional bookings so please do not make a booking unless you are in the position to honour it. Until it is secured with a deposit, it is not included in our diaries.
  6. In the event of cancellations or no-shows we do not offer any (either full or partial) refunds. However, if more than 2 weeks’ notice is given, we may offer an alternative date suitable to you if we have the availability to do so.
  7. We do not allow the charging of electric vehicles, (bicycles excluded) anybody doing this will be asked to leave and no refunds will be given.
  8. Payment for the pitch is in advance, on arrival and is non–refundable.
  9. Please be aware that awnings, dogs, extra car, extra adults etc, are extras onto your booking. The extras and their charges are clearly set out on our website and can be viewed when checking availability. Please ensure that when booking online you select the extras that apply to you.
  10. Bookings will not be accepted from all male/female parties or group bookings (3 or more) without prior consultation from reception, as our pitches are a first come first served basis, we cannot guarantee that you will get pitched together.
  11. Admission is by permission of the owners or their representatives only. No person under the age of 18 is allowed to caravan unless accompanied by a responsible adult 21 plus years. All persons under the age of 18 years are the sole responsibility of the accompanying parent/adult and should be supervised at all times.
  12. We are a family and couple orientated holiday site therefore, we do not allow ‘party’ groups including stag and hen parties. We reserve the right to refuse any booking.
  13. We do not accept tents of any sort, this includes trailer tents/roof tent boxes.
  14. The size of your Vehicle must be stated at the time of booking. Vehicles over 7.5 meters will be charged an additional fee of £3 per night.
  15. Some of our pitches may be sloped, please be prepared and bring levelling ramps, although we do have wooden blocks that you can borrow.
  16. A minimum booking of 3 nights applies for events happening in the local area and on bank holidays.
  17. Please contact us if you are likely to arrive later than 6pm.
  18. All pitches must be vacated by 11am on the day of your departure. You are requested not to arrive before 12 noon.
  19. We do not allocate pitches; we work at a first come first served basis.
  20. Any accidents must be reported and signed in the accident book located in the onsite Reception.
  21. If you have a complaint about anything during your holiday, please raise it with a member of our staff at reception and we will do our best to resolve any issues or concerns.

Seasonal tourers terms and conditions

These booking conditions apply to all bookings made in respect of Broadings Farm Caravan Site. The conditions form part of a contract between the person agreeing to the Seasonal Pitch and Broadings Farm Management. When signing up to the Seasonal Pitch you guarantee you have the authority to accept, and do so on behalf of your party the terms of these conditions.   1. Occupancy of the pitch is for the specified Seasonal dates agreed prior to the start of each season.
  2. Payment for the pitch and any other services are strictly in advance and are non-refundable.
  3. Each caravan MUST have its own fire extinguisher and blanket fitted internally.
  4. The exterior of your caravan must be kept in good order and clean and ALL pitches must be kept clear of rubbish.
  5. Broadings Farm welcome well behaved dogs on site, in the interest of safety and comfort we ask that ALL dogs are strictly kept under control on leads at all times, you are also respectfully asked to clean up any mess and noise is kept to a minimum. Any owners of dogs acting aggressively or being a nuisance (barking etc) will be asked to leave the site and no refund given.
  6. Children under 5 years must be supervised at all times. Young children must be supervised in the toilet and shower blocks.
  7. Electricity is included in your yearly fee.
  8. ELECTRIC HOOK UPS MUST BE UNPLUGGED WHEN THE CARAVAN IS NOT OCCUPIED.
  9. Awnings are left up at the owner’s risk. If groundsheets are used they must be of the breathable type.
  10. You are free to take your caravan off site during the season and the pitch will be reserved for you. Please notify us in advance of dates you will be off site. Subletting of your seasonal pitch is not permitted.
  11. The caravan owner undertakes at his/her own expense to insure and keep insured the caravan against loss by fire, storm, theft, flood, and liability of not less than £1 million to third party and such risks as the campsite owner may from time to time reasonably require.
  12. Broadings Farm will not accept responsibility for any loss or damage to property of the guest, including personal belongings, cash, Jewellery, laptops, tablets, mobile phones and motor vehicles however caused during your stay. You are responsible for keeping your belongings safe.
  13. Chemical toilets and wastewater must be emptied in the receptacles provided and not on or near the caravan pitch.
  14. No explosive or other inflammable substance or material may remain in the caravan whilst the caravan is on site with the exception that a maximum of two gas cylinders of a proprietary range and suitable for use with the caravan may be left, disconnected inside the caravan over the storage period
  15. Should any substances or materials be discovered, they may be disposed of as the caravan site owner feels fit and the caravan owner shall not be entitled to any compensation resulting from this action.
  16. Fire pits, campfires or burning of wood is not permitted.
  17. Strictly NO Gazebos or Chinese Lanterns permitted.
  18. No ball games, cycling, skate boarding or roller skating etc. Near reception or the shower blocks.
  19. BBQs with charcoal are permitted but must be attended at all times, raised off the ground to protect the grass and out by 10:30pm, they are the responsibility of the caravan owner.
  20. Radios, TV and music players are permitted but must be used in an audible manner so as NOT to cause nuisance disturbance to other site users, and not after 11pm.
  21. People should start quietening down from 10pm and absolute quiet to be observed from 11pm to 6.30am.
  22. The use of foul language, threatening behaviour or vandalism will not be tolerated and as a consequence all members of your party will be asked to leave and no refund will be given.
  23. Broadings Farm is a working farm; please do not enter any farm building that is not designated part of the caravan site.
  24. For site safety a 5MPH speed limit must be adhered to at all times.
  25. Please be aware there is no lighting on the site at night (take extra care in low light conditions) Please use own source of light such as torches etc. No naked flames.
  26. Broadings Farm will not accept responsibility for any loss of foodstuffs etc due to power disruption.
  27. All persons in your party are your responsibility. Please ensure these terms and conditions are adhered to at all times during your stay. Adults to explain relevant points to children.
  28. No winter storage is available so your caravan must leave the site at the end of the season.
